A practical guide to office space, workstation rental and registered addresses in Sanya Yazhou Bay Science and Technology City — pricing, park options, subsidies and how to set up your Hainan base.

When ASEAN founders think about forming a Hainan company, they often start with “Where should we register?” The better question is “Where will the team actually work?” Premises affect bank onboarding, hiring, licences, customer delivery and any claim that the company operates substantively in Hainan.

Sanya Yazhou Bay Science and Technology City is a serious option for seed technology, deep-sea engineering, life science and digital businesses. By June 2026, a Sanya investment-promotion update reported more than 15,000 registered enterprises, 164 high-tech enterprises, seven national innovation platforms and 50 provincial or ministerial platforms.

The park is not one building. It combines incubator workstations, furnished offices, R&D space, light-production capacity and low-density headquarters properties. The correct choice depends on headcount, laboratories, licences, customer access, budget and evidence—not the lowest advertised rent.

Pricing and subsidy information in this guide is based on publicly available operator and government materials checked in August 2026. Actual inventory, costs and eligibility can change. Verify current rates and written terms with the park operator before making commitments.

Why Yazhou Bay? The strategic logic

Yazhou Bay is in western Sanya and covers a large integrated science-city area rather than a remote standalone office compound. Access to Sanya Phoenix International Airport, central Sanya and port or research facilities depends on the selected property and traffic. A site visit should measure the real commute for employees, suppliers and visitors.

The industrial logic is stronger than a postcode:

  • Seed industry: the Nanfan ecosystem connects breeding, germplasm, testing, universities and commercialization.
  • Deep-sea technology: companies can be near research platforms, Nanshan Port and marine engineering activity.
  • Life science: the park supports research, testing and medical-device or marine-biological ecosystems, subject to regulatory requirements.
  • Digital economy: cross-border e-commerce, software and AI teams can examine Hainan’s data-transfer negative-list framework while keeping national data and telecom obligations in view.

These clusters can help recruit specialist staff, find research partners and demonstrate why a company needs a Hainan location. They do not automatically award a tax rate or subsidy. The conditional 15% corporate income tax requires encouraged-industry, revenue and substantive-operation conditions. Eligible equipment may separately be screened under Hainan’s zero-tariff rules.

Yazhou Bay is not Hainan’s only specialist landing area. Who is already here: national research platforms and a UN office

The tenant mix matters as much as the rent. Yazhou Bay Science and Technology City hosts the National Nanfan Research Institute of the Chinese Academy of Agricultural Sciences — the core platform behind China’s seed-industry research — alongside deep-sea and marine science institutions.

In December 2025, the UN Food and Agriculture Organization established its Hainan Project Cooperation Office in Sanya, anchored on the Yazhou Bay cluster. When the FAO ran its first offline global workshop under the “One Country One Priority Product” initiative in August 2026 — more than 40 delegates from 14 tropical countries — it closed the program in Yazhou Bay, with a site visit to the Nanfan institute inside the Science City.

For a foreign company deciding where to sit, the practical takeaway is this: your neighbors are national laboratories, international organizations, and the industrial companies that cluster around them. That ecosystem is what the office options below plug you into.

Five office options: which one fits your business?

The official operating platform currently highlights Yabulun, Baitai, the Cultural Creative Industrial Park and Wutong Yuan, while additional government-service and third-party properties may also be marketed. Inventory changes, so treat the following as a selection framework.

The operator’s current platform confirms 30,000 m² for Yabulun, 13,000 m² for Baitai and 9,500 m² for the Cultural Creative Industrial Park. Its Wutong Yuan listing describes a 3,300 m² low-density property for headquarters and R&D.

Yabulun Industrial Park

Yabulun offers a broad range of unit sizes and established commercial amenities. A May 2026 operator listing advertised a furnished 91.21 m² unit at RMB 45 per m² per month. Another listed a 31 m² fitted office at RMB 1,395 monthly rent plus RMB 279 monthly property charge. These are examples for specific units, not a universal tariff.

Baitai Industrial Park

Baitai is positioned as an incubator and enterprise-development carrier. It can suit a team that needs room to grow from office work into testing or light R&D. Confirm floor loading, power, ventilation, hazardous-material restrictions and delivery access before assuming a standard office can support laboratory work.

Cultural Creative Industrial Park

The Cultural Creative Industrial Park is suitable for software, design, content and e-commerce businesses that value furnished space and shared services over heavy technical infrastructure. Ask whether meeting rooms, internet, utilities, furniture and registration use are included.

Wutong Yuan

Wutong Yuan emphasizes privacy, image and low-density headquarters use. It is more appropriate for a regional decision centre or stable R&D group than a founder who only needs one workstation. Request total occupancy cost rather than comparing base rent alone.

FTP Center and other service-area offices

An office near government or enterprise-service counters may save execution time for a trade or consulting company. Because current floor availability and operator arrangements change, obtain the exact property owner, permitted use, fees and invoice terms in writing.

Direct leasing from an authorized operator can reduce title and intermediary uncertainty. Still verify ownership or leasing authority, permitted use, deposit holder, invoice issuer and termination rules before payment.

Pricing: what will you actually pay?

The operator’s April 2026 public FAQ gives the most defensible current baseline: RMB 350–600 per workstation per month and RMB 25–65 per square metre per month for space. This range is broader and more current than a single “from” price.

Model A: registered-address support

Some businesses begin with a compliant address service. Price depends on the provider, district, industry, inspection support, mail handling and whether physical use is included. We have not found a current official park-wide tariff confirming the often-advertised RMB 2,000–5,000 annual range, so request a written quote rather than treating that figure as official.

An address-only model can help initial registration where permitted, but it does not prove substantive operation. Banks, tax authorities, licensing bodies and counterparties may expect access to real premises and staff.

Model B: shared workstation

At the official published range, one workstation costs RMB 350–600 monthly. Using a simple planning rate of SGD 1 = RMB 5.5—not a live foreign-exchange quote—that is roughly SGD 64–109. Multiply by the real team size and add meeting rooms, overtime access, internet, printing, mail and registration use.

This can suit a one-to-ten-person service or software team. Confirm whether the agreement names each seat, allows customer meetings and provides acceptable evidence for bank or tax review.

Model C: private office

A current official example shows a 31 m² furnished office at RMB 1,395 rent plus RMB 279 property management per month. At the same illustrative exchange rate, the combined RMB 1,674 is about SGD 304 monthly. Deposit, electricity, internet, air conditioning, tax, furniture replacement and special services may be extra.

Larger units should be budgeted by usable area and total charge. A 100 m² office at RMB 45/m²/month has RMB 4,500 base rent before property fees and services. Pricing is subject to change.

Laboratory or light-production space

Do not price this like a normal office. Confirm power, water, drainage, gas, ventilation, environmental conditions, fire acceptance, floor loading, clean-room needs, equipment access and waste handling. Fit-out and restoration can exceed rent.

Subsidies: model the upside, never book it as guaranteed cash

Marketing materials often describe rent reductions, innovation rewards, R&D support, loan interest subsidies and talent programmes. The exact measure can be limited by industry, project quality, lease type, application window, performance, fiscal budget and annual assessment.

We could not verify a currently published park-wide rule guaranteeing “first year free, second year half price” to every tenant. It should not be used as the base case. Ask the operator for the current policy name, issuing authority, effective dates, applicant conditions, calculation, cap, application deadline and clawback terms.

Use three scenarios:

Hainan-wide benefits also have separate conditions. The 15% corporate income tax rate is not a rent subsidy. Zero tariff is not automatic for every computer or laboratory device. Setting up your office step by step

  1. Write the requirement. State industry, headcount, customer access, R&D or production needs, budget, lease term and target date.
  2. Screen two or three properties. Compare permitted use, registration, bank acceptance, services, commute and expansion—not just rent.
  3. Inspect in person or by documented video. Check the exact room, utilities, defects, furniture, access, fire route and surrounding services.
  4. Review the contract and cost sheet. Confirm lessor authority, deposit, rent-free fit-out period, tax invoice, property charges, repair, assignment, early termination and restoration.
  5. Coordinate formation. Align the address with the foreign-invested company setup and company registration service. A fast business licence does not complete banking or tax activation.
  6. Build the operating file. Keep the lease, payments, access records, photos, equipment, employee attendance and actual work connected to the substantive-operation requirements.
  7. Apply for incentives only after checking the rule. Track deadlines and retain approval and performance evidence.

A realistic selection can be completed quickly when the company knows what it needs, but “seven days from selection to complete setup” is not a universal promise. Registration review, shareholder documents, banking, licences and lease negotiation can extend the timeline.

Who should seriously consider Yazhou Bay?

Seed and agricultural companies benefit from proximity to Nanfan research and breeding infrastructure, subject to biological-resource, seed and data controls.

Deep-sea and marine-technology businesses may value research platforms, Nanshan Port and specialist partners more than the nominal rent saving.

Life-science businesses can explore shared research ecosystems, but medical, laboratory, clinical, product and environmental approvals remain separate.

Early-stage teams can use a workstation or small fitted unit to create a real base before expanding. Review pricing for formation and recurring support, and discuss cross-border payments through an EF account only where a participating bank considers the model suitable.

Common questions

Can I use a registered address without renting an office?

Potentially. It must be lawful for the activity and accepted by the relevant institutions. An address service alone does not qualify the company for the 15% rate or prove real operation.

Is a rent subsidy guaranteed for five years?

No. Subsidies are subject to eligibility criteria, current policy, approval, lease and performance conditions. Verify the current written measure before signing.

Can foreign employees work in Yazhou Bay?

Yes, with the required work and residence authorization. The operator has publicized a 15-day joint-processing case, but timing depends on eligibility and complete documents.

How far is Yazhou Bay from central Sanya?

It is in western Sanya, and the practical trip varies by building and traffic. Test the commute to the airport, city centre and employee housing during due diligence.

What if my business is outside the four focus industries?

Other lawful companies may still rent suitable premises. Admission, services and incentives can differ, so confirm the permitted use and current offer.
